Tips For Selling Your Home

Glenn Musto | September 22, 2016. So you’re putting your house on the market. Terrific! My first piece of advice is that you listen to someone who knows your local Real Estate market – a professional Realtor. If you don’t have one, or

prefer to sell it yourself, then the first thing you must do is clean up. Remove all junk and clutter. Rent a storage unit if you need to. Imagine that the clutter is no longer yours, and get it out of the house.

If you wish to update your home to increase its value and improve your chances of selling it, start with the floors. If you have soiled carpet or linoleum in your kitchen, hallway, bathroom, or wherever, change it. Replace it with wood or tile. This not only improves the appearance and smell, it will definitely increase your chances of selling your house.

When trying to sell your home, a spa-like bathroom can be very appealing. Creating one doesn’t have to be expensive. Make sure the lighting in your master bath is warm and soft. Add some new fluffy towels and a beautiful candle or two. Potential buyers will feel relaxed when entering the room and are likely to feel attracted to this room, and to your home.

If your home has been on the market for more than a few weeks, consider updating the photos that appear on any advertising for your listing. Old photos can make your home seem dated and can deter potential buyers from looking at it further. If you live in an area with well-defined seasons, posting photos that reflect the current season is a good way to keep your home looking fresh and inviting.

Price your home to sell. This can be very difficult for many owners, because of deep emotional ties to the property. Overpricing is very risky, and rarely pays off. If your home is priced too high, prospective buyers won’t even look at it. A local real estate agent is in the best position to help you find the best listing price for your home. The price must represent fair value for both you as the seller and for a prospective buyer. A fair-value number reflects the “sweet spot” for the listing price for your home.

Don’t share all information about your planned move with anyone other than family and close friends. This information could be used against you in future negotiations. For example, if sellers of a new home know how anxious you are to move, they are less likely to come down on their asking price. Prospective purchasers of your home might also use this information in negotiating a less favorable sales price for your existing home.

Do your homework. Research local real estate trends, mortgage rates, available properties similar to yours, and more. Being knowledgeable about the very topic of real estate will put you ahead of other prospective buyers and will also help you have realistic expectations as you move towards buying your next home. Even a new buyer can feel confident about home purchases when they are well informed.

To make a good first impression on buyers, always have the lights turned on at the home you are selling. If a buyer comes by in the evening and your home is dark, s/he will not be able to see the property as well. This has an impact on their initial impression of the residence and can affect a sale.

When you know what you are doing, selling your home is certainly possible. Applying these tips should help make your sale more efficient and profitable than it might otherwise have been. Many homeowners think they can save money by selling their own homes. They simply don’t see the value in hiring a professional.

Market research indicates that homeowners will almost always receive a higher net amount when working with a professional Realtor to sell their home. Professional Realtors study their local markets on a daily basis, and are generally aware of effective marketing methods, selling prices, and financing options for hundreds or even thousands of area sales. As a homeowner, you are more likely to be aware of what’s going on in your neighborhood. This difference alone can result in thousands of dollars more in your pocket at the close of escrow.

If you are thinking of selling your home within the next three to six months, you’d be wise to find out its true market value today to help with your decisions.
